The appeal of high-pressure washing is obvious: dramatic visual result in a short time. The problem is what happens to the roof during the process — and in the years that follow.

Why High-Pressure Washing Damages Roofs

Forces water under tiles: High-pressure jets penetrate the lap between tiles, saturating felt underlay and batten timbers. On roofs with original bitumen felt — most Maidstone properties built before 1990 — this accelerates failure. In worst cases the felt tears and water reaches roof timbers directly.

Strips ridge mortar: The water jet directed upslope erodes ridge and hip bedding mortar. We regularly survey roofs where ridge bedding has been significantly undermined by pressure washing.

Damages tile surfaces: On concrete tiles already deteriorating on Maidstone's post-war estates, pressure washing blasts away remaining surface coating. This can reduce remaining service life by 5–10 years.

Moss returns faster: Pressure-washed tiles have a rougher surface that provides better adhesion for moss spores. Without biocide treatment, moss typically returns faster than it appeared on the pre-washed surface.

The Correct Method

Step 1 — Soft brush clearance: Manual clearance using a soft-bristle brush, working down the slope. Slower than pressure washing — which is why it's less popular with volume operators — but causes no tile or mortar damage.

Step 2 — Biocide treatment: Applied after clearance, penetrating into the tile surface and killing residual spores. This provides the 3–5 year protection interval. Without it, regrowth begins within 6–18 months.

Step 3 — Anti-moss strips (optional): Zinc or copper strips at the ridge leach ions that inhibit moss growth across the slope below. On high-risk Maidstone properties — Loose Valley, Bearsted — we recommend strips as part of a maintenance programme.
