Penenden Heath, Park Wood, Coxheath, Larkfield, Shepway and Senacre were built between roughly 1958 and 1978 with concrete interlocking tiles bedded on sand-and-cement mortar at the verges and ridge. Mortar of that specification has a practical service life of twenty to thirty years in the Kent climate before the bond degrades. These roofs are now at forty-five to sixty-five years, which means the mortar is not approaching failure — it has generally been failing for two decades. The symptoms are visible from the ground: cracked and crumbling mortar along the gable edge, gaps opening between the verge tiles and the barge board, and pieces of mortar in the garden after any windy spell.
Key FactBS 8612, published in 2018, is the British Standard specification for dry-fixed ridge, hip and verge systems. It followed the 2014 revision of BS 5534, which removed reliance on mortar alone as a fixing method and requires all ridge, hip and verge tiles to be mechanically fixed regardless of whether mortar is also used.

Re-mortaring costs a little less on the day and starts the same twenty to thirty year clock running again on a roof that may not have twenty to thirty years left in the covering. On a Maidstone estate property where the concrete tiles themselves are at forty-five years and showing surface delamination, spending on a mortar verge that will outlast the tiles makes little sense.
Dry verge costs modestly more, cannot fail in the same way, and requires no maintenance for the remaining life of the roof.
